　　清末周村，德和永货栈杨掌柜早年丧妻，膝下只有 一子瑞清，十六岁便中举人，却因不满满清政府，拒绝再参加科考，偷偷与老鸨之女桂花相恋，并接受西洋传教士克利尔的科学和民主启蒙。
　　周村官宦 王家打着“奉旨专营”的旗号对丝绸行业施行垄断。瑞清趁父外出，与经营蚕茧的商人老刘破规收茧。王家之子新成为了报复杨瑞清，纵火烧了杨家机房，使杨家彻 底破产，杨掌柜承受不住打击，病发去世。
　　瑞清远走上海，偶然认识了夏先生，并做了克利尔的弟弟小克利尔的助手，展露出非凡的商业才能，夏先生 的女儿稚琴也对瑞清产生了爱慕之心。瑞清寄信和钱回周村给伙计四胜，要他转给桂花。此时，桂花却已在母亲的逼迫下嫁给了爆仗刘。瑞清闻讯伤心欲绝.
　 　十年之后，周村开埠。瑞清与稚琴也已经结为夫妻。瑞清准备回周村开办工厂，大干一番。

　　为了敛财，马知县跟崔广兴串通，提出要买山陕书寓外带金陵十二钗，瑞清为让马知县盖县衙印章，尽快募股建起瓷厂，无奈答应。虽然 崔广兴买去了书寓和金陵十二钗，但是瑞清却引进电影，将周村人的目光吸引了过去，崔广兴的书寓彻底破产。
　　马知县让瑞 清帮忙开起丝绸厂，但是随着对生产和销售的熟悉，马知县过河拆桥，不仅截留了瑞清个人工厂所需蚕丝，而且要把瑞清和几个股东全都清除出工厂。瑞清与孟掌柜 唱了出双簧，让马知县以一比四的高价收走了四人的股份。
　　马知县的丝绸得到了小克利尔的认可，即将付款，小克利尔却提出要杨瑞清的品牌授权书。 这让崔广兴和马老四傻了眼。崔广兴回周村，苦苦哀求总算把授权书讨到了手，谁知回到上海，才知是瑞清让妻子用英文写的告诫信。货物堆积在上海仓库，费用很 高，在马知县请求下，瑞清四人再次入股，并且还阻止了马知县欲清出崔广兴的举动，广兴感佩万分。
　　清帝逊位。马知县变 成县长。瑞清将缫丝厂卖给了马老四，并劝大家早作打算。瑞蚨祥孟掌柜不听规劝执意买去了电厂。督军命马知县急筹八十万现款，赵师爷出招，让马县长手下的兵 痞抢了大德通银号，并把罪名安给土匪柳子帮。
　　马县长诸多工厂拖欠电费，并使出百般无赖手段，最终气得孟掌柜吐血，远走北京。瑞清帮马县长平价 收购了瓷厂股份，并导演了一出竞标的双簧戏，让马县长以高价买去了新成的丝绸厂。
　　马县长买通案件督办刘营长，在其指使下，派兵剿匪，实际上只 是随便杀几个要饭的百姓，冒充柳子帮香磨李交差。马老四手下在书寓捣乱，打了桂花，致使其心脏病发作，险些送命。瑞清无奈，让马县长收去了书寓。此时，新 成和广兴也在瑞清帮助下，退避青岛继续经商。
　　时局混乱。赵师爷坏主意出尽，终于死在香磨李手中，香磨李还同时炸了县 衙，使得马知县心惊胆颤。
　　瑞清欲抽身退回上海。他佯装帮马县长出货，实际是想扣下货款对其惩戒。谁知没待下手，马县长罪行全部败露，被藉没了 全部家产。
　　瑞清带着一家洒泪离开了周村这个生养他的故乡，离开了这个繁荣了近二百年而今却变得衰败的旱码头。

内容介绍:

　 　事业有成的年轻律师方东旭(张嘉译饰)的母亲希望早抱孙子，让远在美国的女儿给方东旭买房用来结婚；从事IT行业的李大辉(田晓杰饰)为了买 房，不仅卖掉自己原来的小房子，还凑上了丈母娘的退休金，为的就是让孩子能在小区附近的师大附小上学。谁成想，两人竟误打误撞地成了“水岸花园”开发商 “一房二卖“的受害者，原本就有心脏病的方母被气得生命垂危住进了医院，矛盾由此升级……

　　当方东旭决定把物业开发商告上法庭的时候，方母仍然被儿子的“假意结婚”蒙在鼓里……另一方面，开发商的物业经理陈自强(刘金山饰)从开发商角 度出发，为了公司声誉和“水岸花园”的二期工程，息事宁人的办法就是找软柿子捏，目标直指李大辉。李大辉这个南方小男人被物业和丈母娘两面夹击，逼的无路 可走，无奈拿起了水果刀捍卫自己的权利！

　　原来，“水岸花园”是目前的开发商从上一个开发商那里接手过来的“烂尾”楼盘。林冬梅(王海燕饰)临危受命，顶替陈自强，就任物业经理一职。谁 知，本想将一系列物业纠纷妥善处理好的她，上任以后才发现，除了“一房二卖”，小区里面存在着更多的问题隐患，林冬梅犯了难……

　　方东旭将房子暂时让给了李大辉。但在李大辉入住之后，先是师大附小并没有按照开发商先前承诺的那样，接收小区里的孩子；紧接着，李大辉又因小区 管理不善，不慎掉进水井受伤甚至因此失业。接踵而来问题令李大辉再次走向崩溃的边缘……

　　方母知道了儿子的猫腻，气的差点又背过气。林冬梅只好拿出了小区内另外一套和方东旭原先那套一模一样的房子，方东旭目瞪口呆的同时，发现这套房 子竟然涉及到林冬梅的离婚而不能过户！气愤之余，方东旭更是莫名其妙的被林冬梅的丈夫反咬一口，说自己是林冬梅在外面包养的男人！方东旭大为光火，倒是方 母，对林冬梅很有好感，及时阻止了方东旭将林冬梅推向法庭，搞的方东旭对“女骗子”林冬梅无奈至极。

　　李大辉在丈母娘的撺掇下，又回到了原来的公司上班。在李大辉的努力下，他的事业起死回生，并且蒸蒸日上。有了钱以后他开始飘飘然起来，跟老婆说 话的语气也高了，对丈母娘也怨声载道了，最后，因为方东旭无意间造成的一场误会，李大辉的妻儿都一气之下回了丈母娘家。在李大辉爱人和其丈母娘面前，原本 要帮李大辉解释的方东旭，又站到了李大辉妻子这面开始指责李大辉的过错……

　　陈自强为了给美国的儿子弄钱，用假古董从老连长那里骗钱，结果偷鸡不成蚀把米，还牵连了小区里一个老是闹事的业主——王大治。后来还是老连长给 陈自强的儿子救了急。陈自强感恩戴德。

　　小区里面频频出事，不是监控被毁，就是业主车被剐，林冬梅和陈自强妥善处理了这一系列问题，方东旭也开始对林冬梅另眼相看。

　　当方东旭得知林冬梅在离婚官司中为了争取到他们所住的房屋产权，而放弃了巨额财产时，他对林冬梅产生了一份敬意，不知不觉中，两人在房产问题上 增进了相互之间的理解。

　　方东旭无意间得知为林冬梅打离婚官司的黄律师一个官司两头吃，为了自己的利益出卖林冬梅。身为律师的方东旭替林冬梅打抱不平，让黄律师丢了饭 碗。恼羞成怒的黄律师打伤了方东旭。方母身体不好，林冬梅代替方母照顾受伤的方东旭，两人之间加深了理解，方东旭对林冬梅的感情渐渐有了变化。

　　在新学期开学之前，林冬梅协调好了开发商和师大附小的共建合约，李大辉也终于以自己的行动博得了妻子和丈母娘的理解，接回了爱人和丈母娘准备女 儿上学。一个原本一大堆问题的烂摊子小区，终于在林冬梅、陈自强等人的努力下，成为了一个温暖和谐的社区。

　　林冬梅终于如愿的离了婚，将房产证交给了方家。方东旭对林冬梅则更是多一份敬重和爱慕。当他决定向林冬梅表白的时候，林冬梅竟然离开了“水岸花 园”……

　　当上物业经理的陈自强骤然得知，儿子在美国完全是花着父母的血汗在鬼混，根本就不是上什么名牌儿大学，一心望子成龙的他不能承受这个打击，轰然 倒地。整个小区的业主都伸出了援手，甚至连那个跟陈自强一直有心结的王大治都不再和陈自强斗法，主动补缴了所有的物业费……方东旭身在美国的姐姐，通过警 察局找到了陈自强的儿子。视频里，一直呆傻没有知觉的陈自强听到儿子的一声“爸爸”时，突然咧着嘴哭了……

　　因为购房而带来的纠纷和问题纷纷化解。方东旭重新回到过去按部就班的生活，林冬梅的离开，似乎让方东旭的生活暗淡了下来。突然有一天，来自南京 的林冬梅的助理找到他，告诉她林副总要他代理公司的一场官司时，方东旭为之一震，好像一下子又找着了状态，他又开始拿腔作势了……
